UXBorough is a multi-phase mixed-use project consisting of two residential buildings, one hotel, two office buildings and a phased below-grade parkade. GGA was responsible for taking leadership over the project in 2016 and worked strategically to advance the existing approved Development Permit and offer leadership in the Design Development and Contract Document phases of the design process.
The GGA team started by performing a rigorous project evaluation, including design efficiencies, constructability and phasing. During the design of UXBorough, the GGA team managed to add residential units to the existing floorplates and increase efficiencies in core designs and building envelope. Additionally, the structural systems were simplified through careful assessment and the mechanical and electrical systems were integrated more efficiently in the design. This value-added design outcome was completed while maintaining the original design intent of the project. This integrity of design intent, combined with open collaborative communication between the administration and the design team, enabled the original DP approval status to continue.
