The Seton Seniors Community by AgeCare and Hestia Developments is a phased community of care encompassing a range of multi-unit residential housing including market rental residential, independent living and supportive living. GGA worked with AgeCare and Hestia Developments to realize the master plan and overall concept for the site including obtaining a development permit for the entire site and full implementation of the Supportive Living complex.
The master plan process included consideration of a wide range of options for configuration of the site which extends over an entire city block in Seton. The objectives of a wide range of stakeholders was considered in order to arrive at the optimal arrangement of components on the sloping site. Stakeholders included the developer Hestia Developments, AgeCare the operator, the community developer Brookfield Residential as well as the local councilor and the City of Calgary Corporate Planning and Applications group.
The program for the master plan included a Special Care Facility including 311 supportive living, a 72 child daycare, and 71 unit independent living apartment building and 70 unit market rate housing.
Architecturally, AgeCare Seton has a contemporary, eclectic and urban style built on the guidelines of the overall land developer that is pronounced through building articulation and use of materials. It also takes ques from the architecture of the South Health Campus and was designed to complement the character of the overall community.
This six-storey, 300 unit Supportive Living complex was the first phase of the multi-generational community developed by AgeCare. The project was funded through a provincial grant and provides much needed accommodation and support facilities in a comprehensively designed community setting. This B2 Occupancy project is arranged in neighbourhoods of 30 SL-4 units including SL-4D, with 60 units per floor. The second floor was designed for dementia care complete with dedicated interior and exterior amenity space. Also include are centralized staff administration, shared resident amenities, multipurpose activity spaces, family and group dining as well as a child daycare, community accessible meeting space (indoor courtyard), and a small pharmacy. Site development included; generous south facing outdoor programmable amenity spaces, on site resident and visitor drop off and pick up, discrete loading and both below grade and surface parking.
