Nestled within a uniquely challenging and compact site, this striking 18-storey AA-Class office building is part of a visionary four-tower complex surrounding the Calgary Tower. Situated at the corner of Macleod Trail South and 10th Avenue, the building sits adjacent to the bustling CPR rail corridor and an existing parkade that extends over the tracks. To make the most of this tight urban space, GGA crafted a bold solution—designing the tower to extend above the parkade. This innovative approach optimizes the small footprint and enhances the surrounding urban landscape. The design features lively commercial storefronts at street level beneath the parkade, preserves access and loading for the Palliser Square complex and strengthens the Plus 30 bridge connection over the CPR tracks. The project also improves the pedestrian experience along Macleod Trail, transforming the area beneath the CPR tracks into a more engaging and accessible space. Completed in 2009, this building remains a benchmark for solving design challenges on constrained sites and advancing pedestrian-friendly urban solutions, especially in areas impacted by railway underpasses.
