Neoma is an innovative project transforming vacant downtown office space into affordable housing, marking a significant milestone in Calgary’s approach to urban development. Designed for HomeSpace, Neoma provides safe, affordable homes for nearly 200 Calgarians in need, featuring 82 affordable housing units and 10 transitional shelter units. The facility also includes an emergency family shelter and essential on-site services such as a childcare center and programming space.
This adaptive reuse of a former office building reflects a commitment to serving a diverse vulnerable population. Over the past year, Neoma has provided housing for individuals and families facing various challenges, including low-income households, seniors, individuals with disabilities, and newcomers to Canada. By relocating Inn From the Cold (IFTC) operations to Neoma, the project has reinvigorated Calgary’s downtown, creating a central hub for community engagement and essential services that foster a supportive environment for all residents.
The exterior design of Neoma contrasts sharply with the previous dark, brutalist façade, showcasing rich materials and vibrant colors that create an inviting atmosphere. Bright reveals on the window sills assist with wayfinding and help residents identify their homes, fostering a sense of pride and ownership. Safety features, such as clear identification and wayfinding signage, enhance accessibility while promoting community safety through active surveillance from the transparent podium.
This project demonstrates a successful integration of design, community needs and expedited processes, paving the way for future office-to-housing conversions in Calgary and beyond. Neoma stands as a beacon of hope and transformation, turning vacant spaces into vibrant, inclusive communities and addressing the critical need for affordable housing in the heart of Calgary.
