This site combines a variety of scaled industrial and office buildings to form a community alongside the CP rail and C Train tracks in Southern Calgary. The buildings are articulated with an undulating canopy to add visual interest and create a sense of community. The Canem office building forms the street facade while the remaining buildings address the rail corridor. The design activates the edges of the site to avoid the typical back of house conditions that exist along rail corridors.
This Land Use Amendment allowed for a change to the existing Industrial Zoning IG to IB designation to allow an office building to be constructed along with spec industrial bay product.
